Springtime maintenance for your home

Top tips to get your home ready for spring

There is nothing like arriving at a fresh looking, beautiful home after a long workday or to start a weekend.  The early spring is a great time to tackle some outdoor home maintenance projects that will beautify your home for your enjoyment or to get ready for listing.

Make sure gutters and downspouts are clean and unclogged.  It’s important to direct rainwater away from the house and foundation to prevent leaking basements and water damage that can prove costly to homeowners.  Did you know that six hundred gallons of water falls on a 1,000 square foot rooftop for every one inch of rainfall?  Make sure that soffit and fascia are clean and in good repair, too!

Clean and re-caulk around windows to prevent drafts and leaks and to improve the heating and cooling efficiency of your home.  Scrape away old caulking before applying the new.  Remember to clean the siding of your home, too!  Green algae can grow on the north side where there’s little sunlight.  Remove this with a garden hose, detergent, brush and some elbow grease. This freshens and improves the look of your home showing pride of ownership!

Doors, windows, shutters and their trim should be clean and may need a fresh coat of paint.  Remember to clean and shine the knobs and glass, too.  Consider staining your deck.  This not only protects the wood but also enhances the beauty of your home.

Price & Sales Increase Over 10% In March

Toronto Real Estate Board reported 8,940 sales in March 2015. This result represented an 11% increase compared to March 2014.

“Home sales increased compared to last year as the cost of home ownership remained affordable, with lower interest rates going a long way to mitigate the effect of rising home prices. However, a substantial amount of pent-up demand remains in place, especially as it relates to low-rise market segments. This suggests that strong competition between buyers, which has fuelled strong price growth so far this year, will continue to be experienced throughout the spring,” said  Toronto Real Estate Board President Paul Etherington.

In March, the average selling price for all reported transactions was $613,933 – up 10% year-over-year. Average price growth was strongest for detached homes in the City of Toronto, at 15.9%.

“It is clear that seller’s market conditions in many parts of the GTA are driving price growth. However, looking at the detached market segment in the City of Toronto in particular, growth in the average selling price outstripped growth in the MLS® HPI. This points to the fact that the mix of detached homes sold this year compared to last has shifted towards more expensive properties,” said Jason Mercer, TREB’s Director of Market Analysis.
