REBarCamp Toronto is one of my most anticipated Real Estate Events of the year.

For the past two years I have spoken at REBarCamp and other events. Nothing compares to the format and the open forum discussions that happen at REbarCamp. As a presenter, my role isn’t one of a lecturer but a facilitator. Presenters are encourage to inspire and collaborate thereby achieving the sessions goals.

This year the event is on Monday, April 28, 2014 starting at 8:30 am and ending at 5 pm.
Once again it will located at The Evergreen Brickworks, located at 550 Bayview Avenue which is just south of St. Clair Road.

In 2012 I spoke about how IDX is going to change the Real Estate Industry.

In 2013 I spoke about how focusing on a Niche was the way for the single agent to beat the big boys in Real Estate.

This year, my focus is on Videos. With videos you can increase your exposure. Each video is a clone of yourself helping you Lead Generate, Lead Conversion & Staying in Contact with Clients.

As I embark on listing my next two homes on Snowshoe Crescent, my wife who is also my business partner asked me some intriguing questions. I thought it would be interesting to document our conversation.

How do you know so many people on Snowshoe Cres.?

Every month I send a newsletter keeping everyone up to date on the German Mills Real Estate Market.
Than I strive to personally meet everyone at least once to “put a face to the name”.
Never once have I asked anyone if they wanted to sell their home.

If you don’t ask people to sell their homes, than how are you listing more homes on Snowshoe Cres. than everyone else?

Well people don’t just list their homes suddenly because a real estate agent comes to the door and asks “Are you looking to sell your home?”
They are looking for someone they have a relationship with and someone that will be fully dedicated to their home as much as they are.
Rather than asking (a sign of lack), I prefer to maintain relationships, making friends and attract (a sign of abundance).

Why do you like German Mills so much?

My passion is helping people. It all started 4 years ago when I sold my first home in German Mills. The neighbours, the community embraced me and made me feel a part of the community. I have never felt so accepted in my life. At that point I decide this is where I belong and the residents  here will be like my family. I committed to give the German Mills area more exposure so more people will know how great it is to live here. I have to admit, it’s not that hard to convince people. German Mills is the most affordable area in Markham to buy a home. Add in great schools like German Mills Public School, Thornlea Secondary School, St. Michel Academy and St. Robert Catholic High School. Add in the central location and easy access to TTC and Highway 401. It hard not to love the German Mills Community.

I see on average you are selling at 110% of listing price. How do you do that?

Our home selling system has comprehensive coverage. That means we do marketing, we proactively locate buyers and we package the product (the house) to attract the highest price that willing buyers are able to pay.

What kind of homes are on the street?

All homes on the street are link homes. That means the basement is attached on one side to the neighbour’s basement. Above ground the homes all look like detached homes. Most of the homes are 2-storey, there are a few bungalows and some raised bungalows.

How big are the large homes  on the street?

The large models are 2000 sq.ft. Some owners have additions that increase the size to 2200 sq.ft.

How small are the smallest homes on the street?

The small bungalows are 1200 sq.ft.

Five Things That Can Sabotage Your Home Sale

You never know what a potential buyer may be looking for when they view your home and for that reason, you must ensure a flawless presentation each and every time you show your home. Follow these tips to ensure you are showing your home at its full potential.

Unwelcoming curb appeal

First impressions are critical. When a potential buyer arrives at your home, not only do you need to get them out of the car, you need to wow them into coming in. Messy yards, chipped exterior paint and unpolished landscaping will send buyers in the other direction. Poorly maintained yards generally indicate poorly maintained properties.

Un-finished touches

Never show a home that is not ready to be seen. The saying is true. A little goes a long way. Potential buyers need to envision their families living in the home so you want to ensure your style does not prevent this. When staging your home, opt for neutral colours and remove personal items.

Know the market

Be realistic about your selling price to maximize your number of potential buyers. Home prices are dictated by the season, neighbourhood and market demand.

Are The Perks Of Condo Living Worth The Fees?

Before you move into a condo, decide whether its in-house bells and whistles are perks you’ll use often enough to warrant the fees you’ll be paying for them each month.
In other words, think about your lifestyle, future costs to repair some of these amenities and their future selling potential. And, is it advantageous to have these ‘extras’ in the building or are the neighbourhood offerings enough?

If some amenities don’t tickle your fancy right now, they may make selling your condo more appealing to the next buyer.

For example, does it make sense to turn in your gym membership at a private club and take advantage of the facilities in your building? Will having a gym just an elevator ride away eliminate the bevy of excuses you use not to workout?

And if you are a sociable sort who loves to organize parties and group events, having access to a multi-use room or guest suite to rent makes condo living a lot more appealing, especially for those who are downsizing. In the same vein, giving up backyard living is much easier when you know you have manicured gardens on site to roam through in the growing seasons.

Typically a gym, rooftop terrace and party room are among the amenities a condo offers its owners.

But selling features of some condos know no limits.

Some offer Olympic –sized indoor pools while others have outdoor lounging pools.

Some offer saunas, hot tubs, games rooms, movie theatres, bowling alleys, indoor or outdoor basketball, tennis and squash courts, a library and golf and batting cages.

That’s the fun stuff. Services such as a concierge, visitor parking, dry-cleaning, dog-walking, guest suites, health and maid services may be offered through a user fee system, or they may be costs being built-in to your fees.
